When you want to buy a property, it's common to work with a broker. They are experienced and can help you avoid pitfalls. After initial screening of the brokers available, you can appoint a broker and make a broker contract.

How do I write a broker contract?

A buyer-broker agreement is a contract/agreement that establishes a business agreement between the buyer and the seller, in this case, a real estate agent (also known as the broker).
Such a buyer-broker agreement is used to protect the buyer, as well as the broker/agent representing them. By using this contract, the broker warrants that he/she is licensed and authorized to act as an official and legal Real Estate Broker, and the purchase is legitimate according to local law and regulations. It explains who is liable for the fees or taxes of the other.
