This is a written agreement to rent any type of commercial property e.g., office, store, warehouse, etc. between two people or firms. Signing the legal commercial rental agreement gives the legal right to the tenants to use the property in any kind of business operations, and in return pays a certain amount of the property being used as rent to the owner every month as decided in the written agreement. Before writing a commercial rental agreement you must know how you want to divide the responsibilities and expenses between the tenant and the owner or landlord. The basic components of the commercial rental agreement are:

1. The owner or the landlord: the person or the company who wants to rent the property out. 
2. Tenant: the person of the company or party who wants to take the property on rent and operate certain business
3. Term: A agreed upon time in several years or months for which the property will be rented out, the start and end date of the agreement should also be mentioned. 
4. Base Rent: The decided amount of rent of the property on a monthly, or annual basis. 
5. Security deposit: the amount of money deposited to the landlord as security to abide by the rental agreement and not to break it before the stipulated period. 
6. Occupancy details: a detailed description of the property for what purpose it can be used e.g., food services, etc. as well as for what purposes it can not be used dumping garbage 
7. Amendments: what kind of improvements can be made on the rented property and who will be responsible for the investment.
